Private rentals and apartments often have tighter, less flexible windows than hotels, since there's usually no reception staff bridging the gap between one guest leaving and the next arriving.

If your flight lands early in the morning, your room likely won't be ready the moment you arrive — this is normal, not a sign anything's gone wrong. Most hotels will hold your luggage securely at reception so you can head out and explore rather than waiting around the lobby, and many will do their best to have a room ready sooner if one happens to be free, though it's never guaranteed.
